The real estate market of Lviv in 2025 demonstrates stable growth and a high level of competition among agencies. The city is dynamically expanding, and the demand for professional support of transactions with apartments, houses, commercial premises and land plots is only growing. Ukrainian Business Award conducted a comprehensive study and formed a rating of TOP-10 real estate agencies of Lviv 2025, analyzing ten key criteria: from the volume of objects and the number of realtors to brand recognition, service and digital presence.

Lviv agencies differ greatly in the volume of work. The absolute leader in the number of relevant objects was the company XHOUSE – almost 4,000 positions on the site, which allows closing customer requests of any level of complexity. They are followed by X-Estate (over 3,100 objects) and RENTCOM (almost 3,000 offers). These agencies form the “backbone” of the market, providing the largest selection of real estate in Lviv. RITM Home, VALION, and Ves Lviv demonstrate significantly smaller, but still stable results — companies focused on structured work with databases and high-quality segmentation of objects.

The number of specialists directly affects the speed of the agency’s work and the depth of client processing. The leader was Malinka Real Estate — 27 realtors, which gives the company the opportunity to work in several areas simultaneously. X-Estate (24 specialists) and Simple (21 realtors) demonstrate a systematic approach to team formation. XHOUSE and Sitalo Real Estate also have strong teams capable of supporting complex transactions in the business class and premium segments. It is the stability of personnel that provides these agencies with high conversions into successful transactions.

For SEO and real buyers, it is important to have agencies that cover the maximum number of formats: apartments, houses, land, commerce, rent. Here, Simple became the undisputed leader — 24 real estate segments. Sitalo Real Estate and Ves Lviv also demonstrate a high level of versatility. In turn, XHOUSE and RealCity work mainly with housing and commerce, but compensate for this with a large number of active transactions. Among the new generation agencies, Malinka Real Estate, XHOUSE and X-Estate stand out, which in 6–9 years of work managed to build a strong brand and take their place among the leaders. Young companies like Simple and RealCity are quickly adapting and building expertise.

According to the results of the analysis of brand search queries on Google, Malinka Real Estate is in the lead, demonstrating a high level of popularity among users. This is followed by X-Estate, VALION, RealCity and Sitalo Real Estate – agencies that actively work on media and digital promotion. The brands XHOUSE, Simple, Ves Lviv, RENTCOM and RITM Home have lower search demand, but stable results in local segments.

The leader in social media presence was the Ves Lviv brand – 5 points, which reflects their strong work with the local audience. Sitalo Real Estate, Malinka Real Estate, X-Estate, Simple, RENTCOM and RealCity – companies that actively use Instagram and Facebook to attract customers received 4 points each. Other agencies are less active on social media, but support basic communication.

According to the results of the Ukrainian Business Award expert evaluation, the highest score — 4.8 — was received by VALION, Simple, RITM Home, X-Estate, RealCity, Sitalo Real Estate and XHOUSE. Ves Lviv, RENTKOM and Malinka Real Estate have slightly lower indicators, but all maintain a consistently high level of professionalism.
